The LGSR, done properly and on record.
Every rented property with gas appliances needs an annual gas safety check by a Gas Safe registered engineer, with a Landlord Gas Safety Record (LGSR) issued after each one. Here is exactly what we check, how the record reaches you, and what the certificate looks like.
Request a quoteEvery appliance, flue and pipe, tested and recorded
On each visit our engineer inspects and tests every landlord-owned gas appliance in the property. The certificate records the results point by point, so your auditors can see precisely what was checked.

Digital records, logged against every property
We use digital job management software that logs each property in your portfolio, so every inspection and certificate is held against the right address with its renewal date tracked.
Inspection completed on site
The engineer records every test result digitally during the visit. Nothing is written up later from memory.
Certificate sent to you the same day
The LGSR is emailed directly to the landlord, estate agent or TMO as a PDF, ready to file or forward to your committee and auditors.
Hard copy for the tenant
A printed copy is shared with the tenant, meeting your duty to provide the record to residents.
Renewal date tracked
The property is logged in our system with its next inspection date, and we book the renewal before the record lapses.
The legal bit, in plain English
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue checked annually by a Gas Safe registered engineer. A copy of the record must go to existing tenants within 28 days of the check, and to new tenants before they move in. Records should be kept for at least two years. Checks carried out in the two months before the deadline keep the original expiry date, MOT-style, so renewing early never costs you cover.
